I'm James, and I've been working in Southern California real estate since 2009. I started helping homeowners navigate short sales and foreclosures during the worst market in a generation. I learned early that the difference between a good outcome and a bad one often had nothing to do with the market. It had to do with preparation, communication, and having someone in your corner who understood the full picture.

Over time, I kept watching sellers leave money on the table, not because the market was bad, but because no one had told them which repairs actually mattered before listing. That's what led me to get my General Contractor license. Not to be a contractor. To be a better advisor.

When I started working with estate properties, everything clicked. Probate sales need exactly what I'd built: one person who understands the legal timeline, can walk a property and give an honest renovation assessment, and can get it sold without adding burden to an already difficult process.
